Project Overview: A comprehensive refurbishment of a 6-bedroom residence, managed and executed over a period of over six months. We provided full project management for this large-scale restoration, coordinating all trades from exterior roof repairs and new glazing to the complex interior fit-out. The Works: Inside, we transformed the layout to include four fully tanked wet rooms, a large modern kitchen, and extensive living zones—including a dining hall, games room, and two reception rooms. On the technical side, the project required rigorous electrical fault finding, a complete consumer unit upgrade, partial rewiring, and the installation of bespoke feature lighting throughout.

Complete Refurbishment of a 3 Bed Semi Detached House

This was a comprehensive refurbishment in Golborne where the priority was the engineering behind the walls. We stripped the property back completely to ensure the infrastructure was flawless. The technical specification was incredibly high, featuring rare hidden conduit rewiring and a full central heating and potable water system installed using soldered copper pipework for maximum durability. We replaced all second-floor subfloors, screeded the ground floor to create a perfectly level and square base, and installed a new combi boiler. Significant structural changes included remodeling the drainage to create a new downstairs WC and altering the staircase geometry. By adding a turn to the stairs, we eliminated the direct line of sight from the front door, creating a practical new porch entrance. Key Features Engineering First: Hidden conduit rewiring and full copper soldered plumbing throughout. Luxury Finishes: Full engineered wood flooring in all bedrooms and downstairs areas. High-Spec Bathroom: Features a hidden cistern WC and a high-performance jet shower. Climate Control: Pre-installed air conditioning with all pipework concealed behind dry lining for a seamless finish in the living room. Bespoke Kitchen: We tiled the entire kitchen wall floor-to-ceiling before installation. To showcase this premium finish, we removed the backer boards from the kitchen units, allowing the beautiful tile work to serve as the internal backdrop. Note on Adaptability: During the final stages, the client opted for different radiator sizes. While this meant the pipe alignment wasn't the original flush design we planned, we adapted the system to ensure it remained 100% functionally sound and leak-proof.
